Having moved to Pattaya, we began an active search for housing. Since we arrived at the end of the season, we assumed that all the decent apartments would already be available and one day would be enough to search. We also counted on reasonable prices.

We checked into a hotel for a day, took a shower, changed clothes and went to look for condominiums where we could rent an apartment. Cloudy weather encouraged walking around the city.

Requirements for the desired apartment

  • Inexpensive rent within 20 thousand baht
  • Minimum deposit amount
  • Utility bills at real prices - 4-6 baht per unit of electricity
  • Internet availability
  • Clean and modern apartment with furniture, so you don’t have to buy anything else
  • Availability of a kitchen with a stove
  • Swimming pool (necessary because the sea is dirty)
  • Location on Jomtien and not in the middle of nowhere

Based on these requirements, we began to walk around Pattaya and look for different housing options in Jomtien. We didn’t contact numerous Russian-language agencies because we didn’t want to overpay. We always rent housing directly from the owners without intermediaries. It is not only cheaper, but also more reliable.

Renting an apartment in Pattaya is easier than anywhere else, because every first building in Jomtien is either a condominium or a hotel or a guest house. If you are looking locally, then all you need to do is go to all the condos you like and ask the prices for apartment rentals at the reception.

In order to rent an apartment in Pattaya on your own, you do not need any special knowledge of English. It’s enough to remember the school curriculum and don’t hesitate to ask again if you don’t understand something. Thais, as a rule, know English even worse than you, so you often have to explain yourself almost on your fingers.

What are the main things to ask when renting an apartment in Pattaya

  • Price per month. You can always haggle to knock down a couple thousand
  • Do I need a deposit and how much? We leave immediately if the amount quoted is more than the cost of 1 month of rent. It would also be a good idea to clarify how it is returned. The only acceptable refund option is cash upon check-out. We do not agree if the refund is made to a card or bank account (this is rare now).
  • Find out if you need to pay utility bills. In 90% of cases, when renting from a month, you have to pay for the utilities yourself, then we will find out how much 1 unit of electricity costs. Normally - 4 baht. Tolerable 7-8 baht. Robbery - 10 baht or more.
  • Ask about the Internet. It happens that it simply doesn’t exist and you still need to pay extra 300-600 baht per month or do it yourself when renting for a long period
  • Find out whether it is possible to conclude an agreement (contract) for a month. We were often offered a contract for 3 months at once. If we want to leave earlier, the deposit is not refundable... However, when concluding a contract for 6 months or more, the rental price will be lower.

In 2016, we came to PTT for the third time and started looking for housing. We visited all the new condominiums. Whenever possible, we will publish reviews of the condos we visited to look at.

— the residential complex is located on Jomtien behind 2nd street. There is an inexpensive market and several 7-eleven minimarkets nearby. It's a 20-minute walk to the sea, part of the way along a road without sidewalks.

- a good housing option in Jomtien with a not very good location, since it is also located behind the second street. There is a market nearby. To the sea and the street with tuk tuks, a 20-minute walk along the road without a sidewalk.

- residential building on Pratamnak. Walk to the sea for about 10 minutes. We looked at a studio for 13 thousand baht per month. There is a swimming pool and a gym on the roof. It does not have its own territory.

Water park

- a residential complex on a quiet street in Pratumnak. It's a 15-minute walk to the beach, 7-10 minutes to the tuk-tuk street. There are 2 swimming pools and a gym. In the low season, studios are rented at the reception from 11 thousand baht per month. We rented a one-room apartment here for 5 months for 12 thousand baht after bargaining, this amount was given to us for a long time. When renting from a month in the low season, one-room apartments from 16 thousand baht.

Search for housing in PTT on the spot

How we looked for housing on our first visit in 2014. We walked around a dozen residential complexes, finding out all the rental conditions at the reception. Here are the options we looked at personally:

is one of the most famous and inexpensive condos in Jomtien. We were shown 3 different rooms at prices ranging from 15 to 13 thousand baht. After bargaining, they brought it down to 12 thousand, but the owner demanded a contract for 3 months. Also, their Internet is paid separately. View Talay Condominium

A decent spacious apartment with a kitchen and a bedroom, but the European owner gave a clearly inflated price - 18 thousand baht, all bills included.


Katalina Resident

– a good option for housing with a kitchen for 13,000 baht per month, deposit 6,000 baht. There is Internet, bills are separate. The balcony offers stunning views if you rent an apartment on the upper floors.

- more of a guest house than a condo. Everything is quite clean and nice. The price is reasonable - 9,500 baht per month, there is internet, a small pool.

- a small cozy condo 5 minutes from the sea and Jomtien beach. Everything inside is clean and new. They gave us 9,000 baht a month without any negotiation. There is Internet.

Decent condominium of 4 buildings. They offered a room for 15 thousand baht. The deposit is the same. But the price for electricity is very indecent - 10 baht per unit.


Neo Condo Pattaya

Another one of the most popular condominiums in Pattaya. In one of the buildings we looked at an apartment for 10 thousand baht per month. It was annoying that the owner demanded a contract for 3 months. I also remembered the negative reviews about this popular condo.


Jomtien Beach Condominium

- an option for unpretentious travelers, since all the apartments that were shown to us were a little shabby and not very clean. We were offered 3 different rooms for 11 thousand baht, 10 and 9. Bills separately (6 baht/unit), internet for an additional fee (750 baht per month)


Jomtien Paradise Condominium

Jomtien Plaza Condotel and similar condos are an option for low-budget tourists, since renting an apartment for a month starts from 30 thousand baht. We didn’t go up to the rooms; we didn’t want to waste time. There were often options for that kind of money, but the price didn’t suit us, so we didn’t even look at them.

Bottom line

As a result of an intense search, we managed to find a decent and still completely new condominium that met all our requirements, in which we now live. We agreed to pay rent for an apartment up to 10 thousand baht per month, and settled in a small studio apartment. We managed to bring the deposit down to 5 thousand. The Internet is free, electricity is 5 baht/unit, water is 30 baht. There is a swimming pool and a rooftop gym. The apartment has everything you need for life, a kitchen with a stove, microwave, toaster, kettle and dishes.

Rent a house in Pattaya for holidays

If you are going to spend your holidays in Pattaya and want to rent a house for these purposes, it is worth considering options within the city and, accordingly, not far from the sea.
You will have all the same infrastructure nearby as when living in a condominium; you can even walk to the sea, and you can get to any point in the city by public transport. There are also options for renting houses far enough from the sea, and these houses are really beautiful, large, well furnished, but perhaps not suitable for everyone for a holiday, as they can hit the wallet.

So you've decided to rent a house. Pattaya is divided into districts, and you need to decide on your desires. In order for everything to be comfortable and on a budget, it is worth considering: renting a house in the north of Pattaya. Next, we will consider two options for renting a house in Pattaya for your holiday.

Rent a house in Pattaya near the sea

A very common request, but from our point of view, it is not always justified. In Pattaya you can rent a private house with direct access to the beach, but there are certain difficulties. The first is related to the number of similar villages. In principle, there are few of them in Pattaya and the main limiting factor in their construction is the cost of land, and in most areas there is a road running parallel to the beach strip. That is, we can no longer talk about direct exit.
On the other hand, since there are few such villages, there are also few houses that can be rented. Difficulties mainly arise during the high season, as such houses are sold like freshly baked pies, despite the high cost.
You need to keep in mind that it always comes at a cost. But if you really want to rent one, we will, of course, help you.
Firstly, it is worth considering Majestic Villas on Pratumnak - it is a nice village, with villas, each of which has its own pool and has its own access to the beach.
Secondly, it is worth considering the villages in the Najomtien or Bang Saray areas - such as Ocean Lane Villas. In general, many villages in these two areas, if they are located on the side of the road closer to the sea, have their own path or path leading to the beach.

In principle, in any area of ​​the city you can find a house for short-term rent, with the possible exception of central Pattaya. However, it is worth considering a couple of details: such houses cannot boast of a large living area and land, and otherwise it may not be the cheapest option.
Another thing worth paying attention to is the availability of infrastructure and necessary amenities. That is, the further you are from the beach line and main roads, the smaller the number of different shops, cafes, etc. per sq. km. And this is an important factor. Believe me, you don’t want to rent a house, even if it’s within the city, but within a 15-minute walk to the nearest 7/11.
But there are such options, and they can also be considered - because of the very decoration of the house, both inside and outside, but only if you are ready to rent a vehicle.

Features of renting a house in Pattaya for a short period

  • Opportunity to rent a house with a large living area, with its own territory and swimming pool, within the city, close to the sea and within walking distance to all necessary city infrastructure for a short period of time

  • No annoying neighbors or prying eyes
  • If you are traveling with a pet, this is perhaps the only option for accommodation, since pets are not allowed in condominiums, except for rare exceptions

Long-term house rental in Pattaya


Renting a house in Pattaya for long term and short term varies greatly. Let's start with geography. Best of all, from our point of view, for, that is, the entire area beyond the Sukhumvit highway. You might object: it’s so far from the sea. And we will say that if you are going to live in Thailand for a long time, you will in any case come to the understanding that you need to rent at least some kind of transport. And also, based on personal experience, the sea no longer seems such a luxury and a necessary guarantee of a comfortable stay if you plan to stay here for a long time.

The second factor that makes an absolute champion in terms of renting a house for a long time is the price of renting a house itself.
Here you can rent both very budget houses costing about 13 thousand baht per month, and real palaces, the rent of which can reach up to 80,000 baht per month. That is, the choice is wide, and there are options for a wide variety of budgets and preferences, but if we move to the city limits, the price tag can be increased by 30-50% depending on the location.

You may be scared by the lack of infrastructure, but this is in vain - it is developing quite actively. Many people live here, there is a demand for real estate, and behind it the infrastructure is improving. Considering our above-mentioned advice regarding transport, all worries become completely unfounded. We've looked at the main points - let's continue to understand the geography.

House rental in Pattaya and East Pattaya

It so happened historically that it became a part outside the city, where people live in houses located in villages. This is understandable, since Pattaya is a resort city, and, accordingly, its central part is located along the main central beach, and the city itself is limited to Sukhumvit.
We have already discussed the main advantages of this area in terms of budget and infrastructure, now let’s talk about where exactly it is best. After all, the territory is really huge.
